A Paradise Retreat in the Heart of Val d’Elsa

Located on the top of a hill dominating the entire Val d’Elsa, Casa Pietraia includes an ancient farmstead or casa colonica a barn, a 15 metres infinity pool and a private garden surrounding the whole structure.

The Villa

This charming Tuscan Villa welcomes guests by an outdoor staircase that leads to a sun-kissed loggia facing south—true to the timeless tradition of the region’s noble country homes.

From here, guests can admire the rolling hills, enjoy a morning coffee, or simply relax, embraced by silence and light.

Spanning 150 square meters, the apartment is composed of seven rooms and three bathrooms, comfortably hosting up to eight guests.

On the east side, the first bedroom features an en-suite bathroom and soft morning light. Just outside, a cozy studio with a sofa bed connects to the main entrance.

In this welcoming space, a large fireplace invites guests to gather around the dining table or unwind on the sofa in the evening glow.

Adjacent to the studio, the kitchen is fully equipped and painted in soft pastel tones, offering a bright and pleasant space for preparing meals and enjoying the flavors of Tuscany.

Following the corridor, you’ll find two more bedrooms, both with their own en-suite bathrooms. The first has a queen-size bed, while the second offers a queen-size bed and a single one—ideal for families or close friends.

At the end of the hallway, the sitting room opens wide onto the landscape, with windows on three sides. This is perhaps our favourite room: from here, you can gaze across the entire Val d’Elsa, and at sunset, the sky puts on a show you won’t forget.

Casa Pietraia

The flat is on the first floor of the Villa.
An outdoor staircase leads to a south-facing loggia, in the best Tuscan Villas tradition. From here, guests can admire the view and relax sitting on the benches or at the small table.
The 150 square meters flat is made of seven rooms, two bathrooms, a kitchen, and grants a sleeping accommodation for 8 guests.
The first bedroom with ensuite bathroom is located on the east side.
Just outside the bedroom there is a studio with a sofa bed, adjoining the entrance. In this room, a big fireplace invites the guests to sit around the dining table or to relax on the couch.
Next to it we find a fully equipped kitchen painted in pastel colours.
Following the corridor we find the second bathroom and two bedrooms, the first with a queen-size bed and the second with three single beds. The sitting room is at the end of this corridor.
The sitting room is probably our favourite room: with its windows that open on three different sides, it offers a view on the entire Val d’Elsa and it’s the best spot to admire sunsets.

The swimming pool

Exercising is a key aspect in staying healthy. Thanks to its 15 metres of length and 1,40 metres of depth, you will be able to swim freely and without worries in our pool. But we are convinced that the pool is also a place to relax surrounded by nature. This is why we chose an infinity pool, so the eye can embrace the whole horizon even when just an inch from the surface of the water.

The Garden

The garden surrounds the villa and our guests have complete access to it. Giancarlo’s father, Tito, was a gardener of the Florentine school and left behind his passion for the plants and the flowers of this garden. Some of these plants are really old, like the lemon trees or the oak tree in the southern part of the garden, others are presents from friends that have enjoyed their time at Casa Pietraia, but every single one of them has a story to share with our guests. When the weather outside is nice, we like to set the old stone table for our guests, and dinner becomes an occasion to share stories and get to know each other. We also offer two other areas that are sheltered from the sun where you will be able to enjoy a lunch prepared with local products. If you are looking for a more intimate setting, go sit on the porch swing under the mulberry. At sunset, during summer, a light breeze caresses the leafy branches and makes it the perfect spot for meditation.
